Tiley purchased the Aspendale beachfront property for A$13.1 million but offloaded it for A$7.35 million, resulting in a loss of A$5.75 million on the transaction. The sale represents a significant depreciation from the executive's initial investment in the coastal property.
The property was initially listed at A$11.5 million before the asking price was progressively reduced to A$8.75 million as the sale progressed. The eventual sale price fell substantially short of even this revised asking price, underscoring challenging conditions in the luxury residential market segment.
In addition to the principal loss on the sale, Tiley incurred stamp duty expenses of A$831,500 related to the transaction. These additional costs further compounded the financial impact of the property disposition.
The sale highlights volatility in Australia's high-end real estate sector, where premium beachfront properties have faced softening demand and downward price pressures in recent market conditions.
