Brookfield enters India logistics market with ₹4,300 crore ESR portfolio deal

Brookfield Asset Management has announced the acquisition of ESR India's logistics and industrial real estate portfolio in a transaction valued at ₹4,300 crore, signalling the global investment firm's commitment to India's rapidly expanding logistics infrastructure market.

The portfolio comprises approximately 10.5 million square feet of operational industrial and logistics assets across India. ESR will retain management responsibilities for the properties during an interim period, ensuring continuity of operations and tenant relationships as the ownership transition progresses.

The deal represents Brookfield's strategic push into India's industrial real estate sector, which has gained significant momentum due to rising domestic manufacturing activity, e-commerce growth, and increased focus on supply chain resilience. The acquisition allows Brookfield to establish a meaningful presence in one of Asia's fastest-growing logistics markets.

ESR, a major regional logistics real estate operator, continues to strengthen its portfolio management capabilities through such partnerships with global capital providers. The arrangement reflects growing investor interest in India's industrial property segment, where demand for modern logistics facilities has outpaced supply in key metropolitan areas.

The transaction is expected to close subject to customary closing conditions and regulatory approvals.
