Brookfield India REIT's net operating income climbed to ₹767.2 crore, reflecting a 51 per cent year-on-year increase as the real estate investment trust capitalised on robust demand for premium office spaces. The strong performance underscores the resilience of India's commercial real estate sector, particularly in the high-end office segment where institutional-quality assets continue to attract multinational corporations and service providers.
The REIT maintained a committed occupancy rate of 93 per cent across its portfolio, indicating strong tenant demand and effective asset management. This high occupancy level demonstrates the quality of the underlying assets and their appeal to blue-chip corporate tenants seeking well-maintained, strategically located office infrastructure.
Global capability centres accounted for 51 per cent of gross leasing during the period, highlighting the sector's growing preference for India as a destination for establishing and expanding shared service hubs. This trend reflects broader shifts in corporate real estate strategies as multinational companies establish technology and business process centres in India, seeking cost efficiencies and access to skilled talent.
The results indicate strong momentum in India's commercial real estate market, with institutional investors and REITs well-positioned to capitalise on sustained demand from both traditional multinational corporations and emerging technology-driven enterprises.
