Real estate developer DLF Limited will invest ₹3,750 crore as part of a proposed joint venture with global investment firm Everstone Capital to acquire a stake in IREO India, a closely-held property development company. The joint venture structure will see DLF and Everstone acquire at least 20 per cent ownership in IREO India companies while securing approximately 40 per cent economic interest in the entity.
The transaction represents a significant expansion of DLF's portfolio through strategic partnership, allowing the company to gain exposure to IREO's real estate assets and development pipeline. The deal is expected to achieve financial close during 2027, subject to customary closing conditions and regulatory approvals.
IREO India, which operates as a private real estate company, has established operations across multiple Indian cities. The transaction would provide the group with additional capital and strategic backing from two major players in India's real estate and investment sector. Details regarding the valuation and specific operational terms of the investment remain subject to final closing documentation.
The joint venture approach allows both DLF and Everstone to participate in IREO India's growth trajectory while maintaining a minority stake structure. This investment aligns with ongoing consolidation trends in India's real estate sector, where larger developers and institutional investors continue to seek acquisition and partnership opportunities.
