Dubai South property sales surge past annual 2025 figures in eight months

Dubai South's residential real estate market has demonstrated robust momentum in 2026, with transaction volumes reaching record levels for an eight-month period. According to market data, property sales totalled 12,428 units from January through August, a figure that has already eclipsed the complete annual transaction count recorded in 2025.

The sustained demand appears driven largely by smaller residential units, which have captured a dominant share of market activity. Studios and one-bedroom apartments together accounted for approximately 76 per cent of all residential sales during the period, indicating a pronounced buyer preference for compact, affordable housing options in the emerging real estate hub.

The performance reflects broader trends in Dubai's property sector, where compact residential units continue to attract both owner-occupiers and investors seeking entry-level options in premium locations. Dubai South, positioned as a strategic development zone, has benefited from infrastructure improvements and accessibility enhancements that have broadened its appeal to residential buyers.

The strong sales momentum suggests continued market confidence in Dubai South as a residential destination, with the prevalence of smaller units indicating sustained affordability concerns and preference for efficient, manageable living spaces among the target demographic of first-time buyers and young professionals.
