EL Development has secured the Marina Gardens Lane residential site unopposed, submitting a sole bid valued at S$450 million for the prime location. The acquisition price equates to S$1,243 per square foot on a per plot ratio basis, according to market data released following the tender closing.
The outcome underscores a notable softening in Singapore's luxury residential land market. A similarly positioned site attracted a top offer of S$1,402 per square foot on a per plot ratio basis when it went to tender in July 2023, indicating a correction of roughly 11 per cent in the intervening period.
The absence of competing bids for the Marina Gardens Lane site reflects broader cooling in the high-end property development sector, which has faced headwinds from elevated interest rates and economic uncertainty across the region. Developer activity in this segment has become more selective as acquisition costs rise relative to projected returns.
EL Development's successful tender for the site represents a strategic commitment to the Marina area, one of Singapore's most sought-after residential precincts. Details on the planned development scheme and timeline have not yet been disclosed.
