The 11 emerging markets tracked in the study have delivered capital appreciation nearly 50% higher than that achieved in established metropolitan areas, signalling a fundamental change in buyer preferences and investment patterns.

The widening gap between metros and emerging cities reflects several underlying trends reshaping India's property landscape. Rapid infrastructure development, improved connectivity, and the decentralisation of economic activity have made secondary cities increasingly attractive to homebuyers and investors seeking better value propositions. Meanwhile, saturation in major metros has constrained price growth despite sustained demand.

The findings suggest that real estate investors and developers are progressively looking beyond traditional urban centres to capture opportunities in tier-II and tier-III cities. These markets offer lower entry points, higher rental yields, and strong appreciation potential as urbanisation spreads across India's hinterland. The data underscores growing recognition that property growth in India is no longer concentrated in a handful of metropolitan hubs.

Industry analysts note that the trend is expected to intensify as factors such as improved transportation networks, corporate relocations, and institutional investment continue to support price growth in emerging cities. However, investors are advised to conduct thorough due diligence on individual markets, as growth trajectories vary significantly across different regions and segments.
