Evergrande's property management unit finds buyer through liquidation process
Liquidators overseeing China Evergrande Group's assets have agreed to sell the embattled developer's property management division, marking another step in unwinding the company's operations following its 2021 debt default.

The sale of Evergrande's property management unit represents a significant milestone in the liquidation of what was once China's largest private property developer by sales volume. The company's collapse in 2021, triggered by mounting debt obligations exceeding US$300 billion, sent shockwaves through global financial markets and left millions of homebuyers with unfinished apartment purchases.
Evergrande's property management business, which operated residential complexes across major Chinese cities, has been identified as a viable asset capable of generating revenue for creditors. The unit managed properties for hundreds of thousands of residents, providing services ranging from maintenance to security across its portfolio.
The liquidators' decision to pursue a sale reflects efforts to maximize returns for creditors amid the prolonged debt restructuring process. Property management divisions are often considered more stable assets than development operations, given their recurring revenue streams from service fees.
The transaction underscores the ongoing challenge Chinese authorities face in managing the fallout from the property sector's downturn. Evergrande's collapse highlighted systemic risks within China's real estate market, which had fuelled decades of rapid economic growth but accumulated substantial financial vulnerabilities. The company's liquidation process is expected to continue for several years as assets are systematically disposed of and creditor claims are resolved.
