India's home loan market is witnessing a demographic shift as Generation Z borrowers account for a growing share of new mortgage originations. Data from major housing finance institutions indicates that Gen Z customers are entering the home-buying segment at an accelerated pace, driven by rising incomes, improved credit access, and changing lifestyle preferences among younger urban professionals.
At Kotak Mahindra Bank, one of India's prominent housing finance players, Gen Z borrowers have surged 86 percent, now representing approximately 9 percent of the institution's home loan portfolio. The expansion underscores a broader trend of younger Indians prioritizing property ownership earlier in their careers, departing from traditional timelines when home purchases typically occurred later in life.
Analysts attribute the shift to multiple factors, including increased female workforce participation, growing acceptance of joint ownership models, and improved availability of digital lending platforms that cater to younger consumers. Rising property prices have also prompted younger buyers to enter the market earlier to secure assets before further appreciation.
The trend holds implications for India's real estate and housing finance sectors.
