The Gurugram authorities have begun proceedings to freeze the bank accounts of 71 builders who have defaulted on payments owed to homebuyers, marking an escalation in efforts to recover billions of rupees in outstanding obligations across the National Capital Region's property sector.
Official notices have been served on the developers, directing them to immediately deposit the outstanding amounts or face account freezes. The action targets some of the sector's most prominent names, with Ansal Housing and Ansal Construction Housing facing the largest liability at ₹91 crore, followed by Raheja at ₹90 crore and Vatika at ₹80 crore. Other significant defaulters include Parsvnath (₹74 crore), Ramprastha (₹57 crore), IREO (₹24 crore) and ILD Millennium (₹8.59 crore).
The enforcement action underscores the persistent challenges facing Gurugram's residential real estate market, where disputes over delayed project completions and unpaid compensation have affected thousands of property investors. The accumulation of such dues reflects broader structural issues within India's construction sector, where project delays and financial mismanagement have strained relationships between developers and buyers.
Regulators in Gurugram have increasingly relied on account freezes and penalty mechanisms to compel compliance with homebuyer protection regulations. The latest action is expected to pressure builders to resolve outstanding liabilities or face further financial penalties and operational restrictions.
