Historic 170-year-old Massachusetts mill converted to 86-unit housing complex

The historic stone mill in Lawrence, Massachusetts, closed for decades, has been revitalized as a 86-unit residential complex following an extensive $53 million restoration effort. The project represents a significant investment in adaptive reuse architecture, converting an industrial landmark from the mid-19th century into modern housing stock.

Of the 86 apartments created within the renovated structure, 69 units have been designated as affordable housing, addressing a critical shortage of low-cost residential options in the region. The affordable units are stratified by income level, with 58 apartments reserved for low-income residents and 11 units designated specifically for households in the very low-income category.

The restoration incorporated several contemporary safety and sustainability measures to meet modern building codes. Ground floor apartments have been elevated to mitigate flood risk, a critical consideration for the property's location. The development has also integrated energy-efficient systems throughout the building, reducing operational costs and environmental impact.

The project exemplifies the growing trend across North America of rehabilitating aging industrial structures for residential use, simultaneously preserving architectural heritage while addressing contemporary housing challenges. The Lawrence mill's transformation provides mixed-income housing in a city seeking to revitalize its downtown core through strategic real estate development.
