Ho Chi Minh City property market stabilises as developers segment buyer base

Ho Chi Minh City's residential property market has moved toward stabilisation after experiencing considerable volatility, according to real estate analysis from Avison Young Vietnam. Enhanced urban planning initiatives and accelerating infrastructure development have reduced market uncertainty while preventing the kind of complete freeze seen in other regional markets.

The market is becoming increasingly segmented, with developers and investors targeting specific buyer categories as conditions become more differentiated across price points and locations. This segmentation reflects evolving buyer preferences and growing sophistication in how the market responds to economic conditions and housing demand across different income levels.

Supply-side momentum remains significant, with more than 25,000 apartments projected to enter the market through multiple project launches between 2027 and 2030. Many of these developments are strategically timed to benefit from infrastructure improvements anticipated around 2030, suggesting that location-linked amenities will become a key competitive factor.

The stabilisation has occurred against a backdrop of Ho Chi Minh City's broader economic dynamism. The city has been consulting on international bond issuance mechanisms as part of its development as a financial centre, while attracting significant foreign direct investment across industrial zones, which have received 5.7 billion USD in inflows during the first nine months of recent reporting periods.
