Hongkong Land in talks to acquire stake in Orchard Road portfolio

The potential deal represents a major consolidation among Singapore's most prominent real estate operators, with discussions between the Hong Kong-listed developer and the Ong-led hospitality and property group now in advanced stages. The Orchard Road buildings in question represent some of the most valuable commercial and retail assets in Singapore's Central Business District, commanding premium valuations due to their prime locations and high-yielding tenant bases.

A successful transaction would significantly expand Hongkong Land's footprint in Singapore's premium property market, complementing its existing holdings in the city-state. Hotel Properties Limited, which has long held a substantial portfolio of trophy assets along Orchard Road, would see a partial exit from some of these properties while maintaining involvement in the hospitality and retail sectors.

The $2 billion-plus valuation reflects the substantial value embedded in the Orchard Road portfolio, which benefits from strong international brand presence, consistent rental returns, and the area's status as Southeast Asia's premier shopping and hospitality destination. Sources cautioned that negotiations remain ongoing and deal terms continue to be refined.

Neither company has made an official announcement regarding the talks. Completion of any transaction would be subject to regulatory approvals and customary closing conditions typical of major property transactions in Singapore.
