India breaks into top 30 global real estate transparency rankings

India has entered the global top 30 for real estate market transparency, according to the latest Global Real Estate Transparency Index (GRETI) 2026. The country's 26th-place ranking represents a significant leap, positioning it as the Asia-Pacific region's strongest performer in terms of year-on-year improvement in transparency metrics.

The advancement stems from several structural improvements within India's real estate sector. Regulatory frameworks have been strengthened across major markets, while digitisation initiatives have modernised land record systems, reducing information asymmetries that historically plagued property transactions. These systemic changes have enhanced clarity for investors and stakeholders navigating the domestic market.

Additionally, the growth of India's Real Estate Investment Trust (REIT) market has contributed to improved transparency. REIT listings require standardised disclosure practices and reporting standards, establishing benchmarks that influence broader market behaviour. Simultaneously, sustainability reporting among developers and property companies has deepened, reflecting investor and regulatory expectations around environmental and governance standards.

The ranking reflects a broader transformation in India's real estate sector as it matures and integrates global best practices. Enhanced transparency typically correlates with increased institutional investment and market confidence, potentially benefiting both domestic and foreign capital flows into the sector. Experts attribute the improvement to sustained policy focus and industry adaptation to international standards.
