India's housing market plateau as H1 2026 sales hold steady at ₹3.6 lakh crore

India's residential real estate market showed signs of stabilization in the first half of 2026, with sales volumes holding steady at ₹3.6 lakh crore amid shifting geographic dynamics across the country's major metros.

The Mumbai Metropolitan Region (MMR) has emerged as the nation's dominant housing market, overtaking the National Capital Region (NCR) in terms of transaction values and market share. The shift underscores evolving investor preferences and demographic pressures reshaping India's real estate landscape as economic activity concentrates in coastal commercial hubs.

Bengaluru's residential sector demonstrated stronger momentum during the period, recording growth of 25 percent compared with the prior year. The technology hub's continued expansion reflects sustained demand from the information technology sector and younger demographic cohorts relocating to the city for employment opportunities.

Industry analysts attributed the overall plateau in national sales to market consolidation following rapid growth in previous years, with price appreciation in premium segments offsetting volume declines. The stability in aggregate sales values suggests the market has found a sustainable equilibrium after the volatility witnessed in preceding quarters.
