India's industrial land market has witnessed a dramatic expansion over the past five years, with cumulative transactions totalling 18,158 acres, according to latest data from commercial real estate firm Cushman & Wakefield.
The growth trajectory has been steep and consistent. Annual transacted acreage jumped from just 813 acres in 2021 to 6,181 acres in 2025, representing a more than sevenfold increase. This acceleration reflects surging investor interest in India's industrial real estate sector amid broader economic expansion and manufacturing diversification.
A notable shift in market dynamics has seen tier-II cities capturing substantially larger portions of overall transaction volumes. These secondary urban centres now account for 34 per cent of annual transactions, a significant jump from their historically marginal roles in industrial land deals. The trend indicates that businesses and investors are increasingly moving beyond traditional metropolitan hubs to explore opportunities in emerging industrial clusters across the country.
The surge underscores India's positioning as an attractive destination for industrial development and logistics infrastructure expansion, as companies diversify their manufacturing footprint and strengthen supply chain resilience across multiple geographies.
