India's Real Estate Market Shows Stark Divergence Between Office and Housing

India's commercial real estate sector is surging with office leasing at record highs and institutional investor participation doubling, even as residential developers face a sharp downturn in home sales.

India's real estate market is displaying a two-speed trajectory, with commercial properties outpacing residential segments amid shifting investor preferences and market dynamics.

Office leasing has reached an all-time high, reflecting sustained demand from multinational corporations, technology firms, and services companies expanding their presence across major Indian metros. The growth trajectory underscores confidence in India's business services sector and continued urbanisation trends.

Real Estate Investment Trusts (REITs) have emerged as a significant investment vehicle, with penetration doubling over the past five years as institutional investors increasingly seek stable, income-generating commercial assets. This shift has provided capital for quality office space development and modernisation.

The residential segment, however, presents a starkly different picture. Listed developers reported their steepest quarterly decline in home sales in recent years, signalling a slowdown in the residential pre-sales market. Analysts attribute the weakness to elevated property prices, higher interest rates affecting housing finance, and cautious consumer sentiment.

The divergence highlights a structural shift in India's property markets, where commercial real estate and institutional capital flows are decoupling from mass-market housing demand, creating distinct growth trajectories across segments.
