Three major Indian metropolitan areas have secured positions among Asia-Pacific's top-performing logistics real estate markets, reflecting robust demand for warehouse and distribution facilities across the country. Mumbai led the charge with annual rental growth of 5.3 per cent during the first six months of 2026, while the Delhi-National Capital Region followed closely at 5.2 per cent. Bengaluru rounded out the trio of Indian cities in the regional rankings with rental growth of 4.4 per cent over the same period.

The strong performance underscores the accelerating logistics infrastructure requirements driven by e-commerce expansion, manufacturing growth and supply chain reorganization across India. Major metropolitan areas have continued to attract significant capital investment in warehousing and distribution facilities as businesses seek strategically located properties to optimize delivery networks.

The rental growth figures position India's major business hubs competitively within the broader Asia-Pacific logistics real estate landscape, where competition for premium warehouse space remains intense. Mumbai's leading growth rate reflects the city's critical role as a distribution hub for western India, while Delhi-NCR's consistent performance highlights northern India's importance in the national logistics ecosystem.
