Kolte-Patil Developers Limited reported record pre-sales of ₹1,636 crore during the first half of the current financial year, marking a robust 27 per cent increase compared to the same period last year. The developer's quarterly performance was particularly strong, with Q1 pre-sales surging 52 per cent to ₹1,019 crore, demonstrating accelerating momentum in the residential real estate market.
The company has bolstered its portfolio by acquiring six redevelopment projects across Mumbai, adding significant growth potential to its pipeline. These projects carry an estimated gross development value (GDV) of ₹6,000 crore, positioning the developer to capitalize on the buoyant market for residential properties in India's financial capital.
The redevelopment focus reflects a strategic shift by Kolte-Patil to tap into Mumbai's substantial opportunities in the reconstruction segment, where aging residential complexes are being replaced with modern high-rise developments. This avenue has emerged as a key growth driver for several major developers, offering favorable economics and pre-existing communities of buyers.
The strong H1 performance underscores sustained demand for residential properties in premium and mid-premium segments across Mumbai and Pune, where Kolte-Patil maintains significant operations. Market analysts attribute the growth to improved consumer sentiment, rising discretionary spending, and limited quality housing inventory in key markets.
