Maharashtra mandates Aadhaar for all property registrations from October
Maharashtra's revenue department has announced that Aadhaar identification will become mandatory for registering immovable property in the state from October 1. The move aims to curb fraudulent transactions and enhance transparency in the property registration process.

Maharashtra is tightening regulations around property transactions by making Aadhaar verification a prerequisite for all immovable property registrations. Revenue Minister Chandrashekhar Bawankule confirmed that no document will be processed for registration without valid Aadhaar identification, effective from October 1.
The directive is part of the state government's broader initiative to prevent fraud and forgery in property deals, which have long plagued India's real estate market. By linking property registrations to Aadhaar, authorities aim to create a more transparent and verifiable system that can reduce illegal transactions and help maintain accurate property records.
The move aligns with earlier efforts across Indian states to digitise and streamline property registration processes. Maharashtra's implementation comes as property disputes and fraudulent registrations continue to pose challenges for both buyers and the state's revenue collection mechanisms.
Property owners and buyers will now need to furnish their Aadhaar numbers during the registration process at sub-registrar offices across Maharashtra. The requirement applies to all categories of immovable property transactions conducted after the October 1 deadline.
