The Maharashtra Real Estate Regulatory Authority has intensified its enforcement action against defaulting developers, issuing 1,675 warrants across 632 projects to recover Rs 1,199.97 crore in dues. The crackdown reflects growing regulatory pressure on the state's real estate sector to ensure consumer protection and project completion.

Mumbai suburban regions account for the largest portion of recovery efforts, with Rs 142 crore in pending dues, followed by Pune at Rs 68 crore. The significant disparity highlights the concentration of delayed or stalled projects in the Mumbai metropolitan area, where the majority of Maharashtra's real estate transactions occur.

The warrant issuances indicate escalating enforcement measures by MahaRERA to compel compliance from builders who have failed to meet obligations toward homebuyers and project creditors. Such recovery actions typically precede asset attachment and other coercive measures available to the regulator.

The regulatory body has been increasingly active in addressing project delays and financial irregularities across Maharashtra. Analysts attribute the surge in recovery warrants to heightened scrutiny following multiple high-profile project defaults and the growing sophistication of MahaRERA's monitoring mechanisms.

Homebuyers and stakeholders in affected projects are expected to benefit from these enforcement actions, which aim to unlock stalled investments and ensure timely project delivery across the state's residential sector.
