NBFC rate pain already factored in, analysts eye housing finance winners

Jefferies identifies housing finance companies positioned to gain as interest rate cycles stabilize, with those holding floating-rate assets and fixed-rate liabilities emerging as potential outperformers.

Housing finance companies with a structural advantage in their asset-liability mix are likely to emerge as winners as the impact of recent rate hikes becomes fully reflected in market valuations, according to Jefferies analysis. The brokerage expects firms carrying a higher proportion of fixed-rate liabilities alongside floating-rate assets to benefit most as the interest rate environment stabilizes following the recent tightening cycle.

Companies with this favorable profile can lock in borrowing costs while allowing asset yields to adjust upward with market rates, creating a natural margin expansion opportunity. This dynamic becomes particularly valuable once rate-hiking cycles conclude and the market transitions toward price stability or potential cuts.

Jefferies identified several housing finance companies as positioned to capitalize on this trend. LIC Housing Finance, which carries approximately 46 percent fixed-rate liabilities, and Bajaj Housing Finance with around 35 percent fixed-rate liabilities, rank among those expected to benefit from the current rate environment transition.

Analysts suggest that with much of the negative sentiment around non-banking financial companies already priced into valuations, the focus should shift toward companies with structural advantages. The differentiation in liability structures across the sector means that near-term performance disparities could widen as the impact of the rate-hiking cycle fully materializes across balance sheets.

Investors tracking the NBFC space are urged to examine individual company profiles rather than treating the sector monolithically, with housing finance increasingly serving as a key differentiation point in portfolio construction amid the evolving monetary policy landscape.
