Philippine conglomerate PAG acquires majority stake in Evergrande services unit

The Philippine conglomerate PAG has agreed to acquire a controlling 51% interest in Evergrande Services Group for $510 million, according to regulatory filings. The transaction represents PAG's entry into the property management sector through one of China's largest residential services operators, which manages properties across major Chinese cities.

Evergrande Services Group operates a substantial portfolio of residential and commercial properties, providing maintenance, cleaning, and related services to millions of residents. The acquisition allows PAG to tap into the expansive Chinese property services market, which has seen significant consolidation and professionalization in recent years.

The deal comes amid broader economic adjustments within China's real estate sector. Evergrande, once China's second-largest property developer by sales, has faced considerable financial pressures in recent years, prompting strategic asset sales and restructuring efforts across its business units.

PAG, which has interests spanning telecommunications, power generation, and real estate development, has previously pursued international expansion opportunities. The investment in Evergrande Services marks the group's deepest commitment to the Chinese market to date.

The transaction is expected to close following customary regulatory approvals and completion conditions. Terms of the deal do not require PAG to assume significant debt obligations of the services division.
