Premium home purchase: calculating true cost beyond EMI in India
As Indian homebuyers consider seven-figure property investments, financial experts advise looking beyond down payments and monthly instalments to understand the complete cost of ownership versus renting.

Purchasing a property valued at Rs 1 crore represents a significant financial commitment for Indian households, yet many prospective buyers focus primarily on down payment requirements and equated monthly instalments while overlooking substantial additional expenses.
Beyond the initial 20-30 per cent down payment and monthly EMIs spanning 15-20 years, homeowners must factor in several recurring costs. These include property taxes, maintenance charges for apartment complexes, building insurance, water and utility expenses, and periodic repair requirements that can accumulate to substantial sums over the loan tenure.
The interest component of home loans significantly amplifies the property's total cost. Borrowers paying 7-8 per cent annual interest on a Rs 70 lakh loan over two decades will pay nearly Rs 45-50 lakh in interest alone, effectively raising the property's cost to approximately Rs 1.45-1.50 crore.
Renting an equivalent property in the same location typically costs Rs 40,000-60,000 monthly in major Indian cities, translating to Rs 48-72 lakh over a 10-year period. Financial advisors suggest that buyers conduct detailed cost-benefit analyses comparing total ownership expenses—including loan interest, maintenance, and taxes—against long-term rental payments, factoring in personal circumstances, investment horizons, and market conditions.
Experts emphasize that the decision between buying and renting depends on individual financial positions, city infrastructure developments, expected property appreciation, and mobility requirements rather than on emotional factors alone.
