Private equity mogul pays record $45m for San Francisco mansion

A lavish San Francisco mansion has changed hands in a record-breaking deal, with private equity mogul Chuck Esserman emerging as the buyer of the $45 million property. The transaction represents the most expensive residential sale in the city this year, underscoring the continued strength of San Francisco's ultra-luxury real estate market despite broader economic headwinds.

The estate's previous owner, Oracle co-founder Larry Ellison, acquired the property 37 years ago for $3.9 million. The dramatic appreciation reflects both the property's inherent appeal and the appreciation of premium real estate in one of the world's most expensive cities. The residence has undergone significant renovations since Ellison's tenure, with improvements designed to maximise its most distinctive feature: unobstructed views of the Golden Gate Bridge.

The sale was kept confidential for approximately one year before details emerged publicly. Such discretion is not uncommon in ultra-high-net-worth property transactions, where privacy and security considerations often lead buyers and sellers to limit information disclosure during negotiations and immediately following completion.

The purchase underscores persistent demand among wealthy investors for trophy assets in established markets, even as technology sector volatility and macroeconomic uncertainty have tempered activity in some segments of the residential market. San Francisco's most prestigious properties continue to command premium valuations among global high-net-worth individuals.
