Repo Rate Hikes May Extend Home Loan Tenures Despite Stable EMIs
As the Reserve Bank of India maintains elevated repo rates, borrowers face the prospect of longer loan repayment periods even if their monthly instalments remain unchanged. The shift reflects how lenders are managing rising interest costs in the current monetary environment.

Home loan borrowers navigating the current interest rate regime may find their equated monthly instalments (EMIs) holding steady, but at a significant cost: substantially longer repayment tenures. With repo rates remaining elevated, banks and financial institutions are increasingly offering borrowers the option to extend loan periods rather than raise monthly payments, a strategy that ultimately increases the total interest paid over the life of the loan.
The Reserve Bank of India's repo rate decisions directly influence the interest rates that lenders charge on home loans. When repo rates rise, banks face higher borrowing costs, which they traditionally pass on to borrowers through increased EMIs. However, to ease the immediate burden on borrowers, many lenders are now presenting an alternative: maintaining stable monthly payments while stretching the loan tenure by several years.
While this approach provides short-term relief to homebuyers already managing household budgets, financial experts warn of the longer-term implications. A loan extended by even five to seven years can significantly amplify the total cost of borrowing. A borrower who initially planned to pay off a home loan in 20 years may end up servicing debt for 25 or 27 years, substantially increasing cumulative interest payments.
Borrowers are advised to carefully evaluate the options presented by their lenders and consider the true cost of extended tenures. Some may benefit from absorbing higher EMIs to maintain original repayment schedules, particularly those with stable incomes. Financial advisors recommend reviewing loan terms carefully and, where feasible, making prepayments to counter the lengthening effect of elevated interest rates.
As monetary policy continues to respond to inflation concerns, home loan borrowers remain caught between the dual pressures of affordability and total cost efficiency, requiring careful assessment of their financial capacity and long-term obligations.
