Shapoorji Pallonji's real estate division is embarking on an ambitious land monetisation programme to unlock value from its substantial property portfolio across key metros in western India. The developer holds approximately 3,000 acres of land across Mumbai, Pune and Nagpur that will be converted into plotted residential and commercial development projects.
The monetisation strategy is expected to unfold over a three to four-year period, with the company projecting cumulative revenue potential exceeding ₹10,000 crore from these initiatives. The plotted development model allows for faster execution and market absorption compared to traditional high-rise projects, positioning the company to capitalise on growing demand for residential plots in these metropolitan regions.
Mumbai remains the company's primary focus given its dense population and robust real estate demand, though significant land parcels in Pune and Nagpur offer additional growth avenues. These secondary metros have witnessed accelerating appreciation and housing demand in recent years, making them strategically valuable for the developer's expansion plans.
The initiative reflects broader industry trends as major developers increasingly focus on optimising asset utilisation and improving return on capital. For Shapoorji Pallonji, the land monetisation programme represents a key revenue driver as the company seeks to strengthen its market position and generate enhanced shareholder returns over the medium term.
