After shifting focus to newly constructed homes, the buyer identified a townhouse listed at $575,000 in Pennsylvania. Through negotiations with the builder, the purchase price was reduced to $545,000—a $30,000 saving on the listed value.
Beyond the price reduction, the builder provided additional financial incentives valued at $30,000. The most significant benefit came in the form of a mortgage-rate buydown, which lowered the buyer's interest rate from 6.25 per cent to 5.25 per cent. This reduction translates to approximately $350 in monthly savings on mortgage payments.
