Smartworks to deploy ₹600 crore for expansion amid workspace demand surge

Smartworks Coworking Spaces Ltd will invest between ₹550 crore and ₹600 crore during the current financial year to enhance its existing facilities and develop new centres, the company announced. The investment strategy reflects the operator's confidence in sustained demand for flexible workspace solutions across India's major business hubs.
The listed realty firm, which reported total revenue of ₹1,850 crore in 2025-26, operates 70 centres spanning 16.9 million square feet of office space across 15 Indian cities and Singapore. Founder and Managing Director Neetish Sarda outlined that the capital expenditure comprises both maintenance capex for periodic refurbishment undertaken at three-year intervals and fresh investments for new facility development.
Smartworks has already secured over 3.5 million square feet of additional space that is either under construction or slated for development, positioning the company for accelerated growth. The expansion initiative represents an increase from the approximately ₹400 crore invested in capital expenditure during the previous fiscal year, underscoring the company's commitment to meeting emerging workplace requirements in the post-pandemic era.
The investment drive aligns with broader industry trends showing sustained corporate interest in flexible workspace arrangements, as businesses continue optimizing their real estate portfolios through managed office solutions rather than traditional long-term leases.
