The Tamil Nadu government has revised its lending guidelines for urban cooperative credit societies (UCCSs), raising the maximum individual housing loan limits to facilitate greater credit flow in the state's housing sector.
Under the new framework, urban cooperative credit societies with deposits below ₹100 crore can now extend individual housing loans of up to ₹60 lakh, while those societies with deposits exceeding ₹100 crore are permitted to issue loans up to ₹1 crore. The tiered approach links borrowing capacity to the financial strength of individual institutions.
The revision represents a significant expansion from previous lending ceilings, intended to address growing housing finance demand across Tamil Nadu's urban areas. By differentiating limits based on institutional deposits, the government seeks to balance financial prudence with improved access to affordable housing credit.
Urban cooperative credit societies form a crucial segment of the state's financial infrastructure, particularly serving middle and lower-middle income households seeking housing loans. The enhanced limits are expected to enable these institutions to support larger home purchase and construction projects while maintaining appropriate risk management standards.
Financial analysts suggest the move reflects state-level efforts to catalyze housing sector growth and improve credit availability outside traditional banking channels in Tamil Nadu's urban centers.
