Tamil Nadu raises self-certification limit for residential building approvals

Tamil Nadu's Housing Minister B. Rajkumar announced that the state has raised the self-certification limit for residential building approvals to 5,000 square feet, a move intended to simplify and accelerate the approval process for homeowners and builders.

The revised threshold represents a substantial increase from previous limits, allowing property owners within this category to obtain necessary building permissions through self-certification rather than undergoing lengthy bureaucratic procedures. This is expected to significantly reduce processing times and administrative burden for residential construction projects falling within the specified area.

In addition to the residential sector reforms, Minister Rajkumar revealed plans to extend similar self-certification provisions to the commercial real estate segment. A dedicated scheme is being developed to permit small commercial buildings with a floor area of up to 1,500 square feet to secure building permission through the self-certification route.

The move is part of the Tamil Nadu government's broader effort to promote ease of doing business and encourage residential and commercial construction activity across the state. Officials believe the streamlined approval process will boost investor confidence and accelerate development in the construction sector.
