Telangana RERA orders builder to refund homebuyer Rs 20.57 lakh
A real estate regulator in Telangana has directed a developer to return over Rs 20 lakh to a buyer of a stalled residential project, underscoring homebuyers' legal recourse against delays and non-completion.

The Telangana Real Estate Regulatory Authority (RERA) has ordered a builder to refund Rs 14.17 lakh to a homebuyer along with interest of Rs 6.4 lakh, signalling stricter enforcement against developers who fail to deliver projects on time.
The decision comes as several residential projects across India remain incomplete, leaving buyers in financial distress. RERA, established under the Real Estate (Regulation and Development) Act 2016, has emerged as a critical mechanism for protecting consumer interests in the property sector.
Homebuyers facing delays or abandonment of projects can approach their state RERA to seek remedies including refunds of principal amounts, payment of interest, and damages. Regulators typically examine project timelines, builder conduct, and buyer communications before determining compensation.
The Telangana order demonstrates that authorities are willing to impose financial penalties and restitution against erring developers. Homebuyers are advised to maintain all project-related documents and lodge complaints with RERA within the prescribed time period to strengthen their claims for relief.
