Tier-II cities fuel India's housing finance boom as digital adoption soars

Tier-II and smaller cities accounted for 64% of housing finance volumes in India, according to a recent report, underscoring a significant shift in the country's residential lending landscape. The concentration of demand in these smaller urban centers reflects changing settlement patterns and improved access to credit facilities across India's secondary cities.
The residential finance sector has witnessed remarkable momentum, with loan volumes surging 81% during the reporting period. This expansion has been accompanied by rapid digitalization of the lending process, transforming how financial institutions engage with prospective borrowers.
Digital processing of housing-finance applications climbed to 92% by 2024 from 60% in 2020, representing a 32-percentage-point jump in automation and online document handling. This technological shift has streamlined application workflows and reduced processing timelines for borrowers seeking home loans.
The move toward digital channels has also reshaped how lenders interact with customers. Currently, 42% of lending institutions report that the majority of their housing-finance enquiries now originate online, indicating a substantial reorientation of distribution channels away from traditional branch-based interactions.
Industry observers attribute the growth in smaller cities to improved digital infrastructure, competitive lending rates, and growing purchasing power among aspiring homebuyers in non-metropolitan areas. The surge in online enquiries suggests that digital accessibility has played a pivotal role in democratizing access to housing finance across India's diverse geography.
