US buyer loses $1m lawsuit over failed Bronx property deal

A New York resident who made a cash offer on a distressed property in the Bronx has lost a legal battle to reduce the agreed purchase price by $270,000, a decision that resulted in approximately $1 million in damages against him.

The buyer had made an all-cash offer for the $550,000 property and initially agreed to purchase it in its current condition. However, days before the scheduled closing, he identified additional defects and sought a substantial price reduction from the seller.

The seller refused to renegotiate, citing the terms of the purchase agreement and the property condition disclosures that had been provided during the transaction process. When the buyer subsequently withdrew from the deal, the seller pursued legal action.

The court's ruling upheld the binding nature of the original contract, determining that the buyer was obligated to complete the purchase as agreed. The judgment serves as a cautionary reminder to property buyers regarding the importance of thorough due diligence before committing to major real estate transactions, particularly in cases involving distressed properties or as-is sales agreements.
