Wadhwa Group, one of Mumbai's prominent property developers, has initiated the process to list on Indian stock exchanges by filing a confidential draft prospectus with the Securities and Exchange Board of India (Sebi). The confidential filing, known as a DRHP, represents the preliminary step toward a potential initial public offering.
The developer's decision to pursue a public listing reflects growing investor appetite for Indian real estate assets. The sector has witnessed significant capital inflows in recent quarters, driven by rising urbanisation, improving affordability in key markets, and strong completion rates across residential and commercial segments.
Confidential filings allow companies to test market conditions and refine their offering terms before making formal submissions, streamlining the IPO process. Once Sebi approves the confidential DRHP, Wadhwa Group will be required to make a formal filing ahead of roadshows and the eventual public offering.
The IPO would provide the developer with capital to fund ongoing projects, service debt, and potentially expand its portfolio across residential, commercial, and retail segments. The group operates across Mumbai's key micro-markets and has a significant presence in the city's real estate landscape.
Investor sentiment toward Indian real estate companies has strengthened, with several developers exploring capital-raising options to capitalise on robust demand in metro and tier-1 cities.
