Wyoming court clears private road access for remote ranch property

The Wyoming Supreme Court has resolved a long-standing access dispute by authorizing the construction of a private road to serve Wagonhound Land & Livestock Company's remote property holdings. The ruling came after the company exhausted negotiation channels with neighboring landowners to secure passage rights across their land.

Facing insurmountable obstacles in reaching its 640-acre parcel through conventional means, the company pursued legal remedies when private negotiations stalled. The court determined that establishing a private road was necessary and justified, effectively granting the company easement rights to proceed with development.

As part of the settlement, the court awarded $61,200 in compensation to the neighboring ranch, addressing concerns about the impact of the new access route. The judgment simultaneously lifted two existing restrictions on road construction standards, providing greater flexibility in how the private road may be engineered and maintained.

The decision underscores how Wyoming courts balance competing property rights when isolation and inaccessibility create practical barriers to land use. The ruling enables Wagonhound to develop its holdings while ensuring adjacent landowners receive financial redress for any diminishment in their property rights or value.
